About the Role

* Work‑order wrangling: log incoming requests, set priorities, and dispatch jobs to the right vendor or in‑house tech.

* Status updates on point: keep tenants, owners, and managers in the loop—no one likes radio silence.

* Vendor squad goals: source, vet, and schedule contractors; double‑check licenses and insurance before anyone grabs a wrench.

* Budget watchdog: collect quotes, negotiate fair pricing, and track invoices so costs never spiral.

* Paper trail pro: maintain detailed maintenance logs, inspection reports, and code‑compliance records.

* Preventive maintenance hero: schedule routine HVAC checks, pest control, and other tune‑ups to stop problems before they start.

* Pattern spotter: flag recurring issues and suggest fixes that save time, money, and headaches.


What Makes You a Fit

* Prior experience in property management maintenance coordination (or similar ops role).

* Familiar with property management or CMMS software (AppFolio, Buildium, or similar).
